ROR on real estate

Assume I am building a commercial structure to rent to a single tenant. Total for land and building: $1 million.


How do I realistically calculate ROR on my investment? Is it as straightforward as dividing total investment into net, after-tax cash flow -- or are there more sophisticated math techniques or concepts which result in a truer ROR?
